Subleasing

Your tenancy agreement allows you to sublease (or sublet). This is subject to a candidate tenant being approved by FLN Properties Inc. in writing. You can submit your request to Lori or Russ by email or text. Your candidate will need to verify their identification to be considered.

When you have an approved candidate, it is up to you to make the necessary arrangement with them. Any sublet agreement is between you and the sublet candidate. Although FLN approves the sublet candidate, your agreement with FLN Properties Inc. remains unchanged and you remain responsible for fulfilling all aspects of the tenant portion of the tenancy agreement.

FLN Properties Inc. is not able to provide advice on how you should sublet, but there are a few things you should consider.

  • Choose a candidate that you are comfortable acting on your behalf while they are subletting.

  • Have a written agreement with the subletter and make sure it covers important topics such as the amount they will pay you and when, their responsibility to uphold the tenancy agreement on your behalf, and the end date of the sublet. Unlike a tenancy agreement, a sublet agreement can have an predefined end date in British Columbia.

  • When there are co-tenants on the tenancy agreement, there will be co-sublessors on the sublet agreement. All co-tenants will need to agree on the sublet and enter into any sublease agreement as a group.

  • The BC Government has some information on subletting.

  • Let FLN know when your candidate has submitted their identification so it can be verified.

  • When you have completed an agreement with an approved candidate, let FLN know the dates of the sublet, phone and email of the sublessor.
