The following list provides some information for maintaining the property, dealing with emergencies and otherwise meeting your responsibilities in the tenancy agreement.

The key to the detached garage should be kept available for all tenants in the east kitchen cupboard on the hook in the far right cupboard.
You are in the City of Victoria. Information on garbage, kitchen scraps or recycling pickup are available on the city web site. https://www.victoria.ca/. There is are also one large compost bin on the south side of the property next to the carport. These can be used for kitchen waste such as vegetable peels, fruit waste, crushed egg shells, coffee grounds and filters and tea bags (not the plastic ones). Use the city kitchen waste bags for anything cooked or prepared.
There are several safety lights on the property and they are all controlled by switches that should normally be left on. One switch at the back entrance controls the back door safety light and the carport motion sensitive light. A switch at the front door controls the pair of exterior lights above the door and one of the switches in the garage controls the lights on the front of the garage. These lights are motion and or night sensitive and should normally be left on.
There is natural gas on the property. This supplies the upstairs and basement furnaces, the hot water and the barbeque outlet on the deck. If you smell gas you should call Fortis Gas and report the issue. After calling Fortis you should contact FLN. In the event of an earthquake where service is not immediately available from Fortis, the gas can be shut off on the two gas meters next to the carport. If you ever turn off the gas in an emergency you should wait for Fortis to turn the gas back on.
The master water valve for the house is behind the lower small panel on the wall of the south basement bedroom. Whoever is using this basement should make sure this access is left clear. You should not ever need to use this value except in case of emergency. Each sink and toilet have their own shutoff values if there is a localized leak. If there is water pouring out somewhere and you cannot find a local valve, shut off the water at the master water valve and contact FLN. You must be very careful when reopening the master valve. Ideally this should be done under the direction of a plumber, if necessary can be reopened slowly. Make sure at least one tap is also open when reopening the master value.
There are two circuit breaker panels for the house. One is in the south basement bedroom and one is in the laundry room. If a light switch or outlet does not appear to be working, it is possible that a breaker has tripped for some reason. You can easily tell if a breaker has tripped as the switch will not be firmly in the ON position. Normally breakers should never be tripped. The most common cause is when too many appliances are attached to a single outlet or to outlets that are close together. For example, two hair dryers plugged into the same outlet and turned on high will almost certainly trip the breaker.
The kitchen and laundry room appliances require minimum maintenance by tenants, but should be maintained correctly as needed. Each refrigerator should be set at 4 degrees celcius for top portion and -18 for the freezer section. One unit has an icemaker, but should always be turned off as it is not connected to water. It also will never need a filter replacement. The stove requires regular cleaning inside the oven and on the stove top as it is used. Follow the manufacturers directions for cleaning the oven. Never use anything metal or sharp to clean the stove. The glass cooktop should only be cleaned with glass cooktop cleaner. Never attempt to clean the cooktop when it is hot. Wait for it to cool first. For example, if a plastic container melts to the cooktop do not attempt to remove it until the stove is fully cooled. The dishwasher trap is located at the bottom of the inside of the wash tub. It should periodically be cleaned of large particles of food that would not go down the drain.
The house has a central vacuum. It is located in the mechanical room in the basement hallway. This is where the hose is kept and where the canister will need to be periodically emptied. A bag must be used in the vacuum canister. There are three outlets in the house where the vacuum hose can be plugged in. The hose should be long enough to reach all finished areas of the house from one of the three outlets.
Hot water for the house is supplied from a single tankless water header in the mechanical room. It requires both the electricity and gas to be on in order to operate. So, no hot water in a blackout. The unit is set to deliver water at a specific temperature. Do not adjust this. Note that the unit will not deliver water below this temperature, so if two people take a shower at the same time the flow of hot water will be reduced but it will still be hot. If you are used to having a hot water tank, it may take longer than you are used to for hot water to appear as the unit first heats a small chamber before hot water will come out of the tap. Once it starts making hot water, it will do it forever but at a cost. Both the volume of water and volume of gas used can have an impact on the amount you pay for utilities.
There is a separate gas furnace for the basement and upstairs. Each is controlled by a programmable thermostat. One in the upstairs hall and one in the basement living room. The door to the basement hall should be open for best heating in the basement. The thermostats are preprogrammed to provide heat at appropriate times of the day and night. During the warmer months, you may wish to turn the furnace off at the thermostat by changing the “mode” to off. If you want to temporarily raise the heat you can do so using the arrows on the thermostat. This will change the temperature for 3 hours and then the thermostat will return to the normal schedule. You can also cause the manual temperature change to be held permanently. You should avoid this as it will create more heat and use more gas then you would probably like and it is easy to forget it is always on.
The backyard is watered automatically on a timer that is periodically adjusted by the landscape contractor. This is a micro watering system that uses a minimal amount of water and should not be adjusted by any tenants, but in an emergency it can be turned off using the tap at the back of the house. If there is an issue with this system, please contact FLN or notify the landscaper when they are on site. The pumps for the ponds should not be operated by the tenants.
The WIFI SSID and password is on the back of the Shaw modem located in the mechanical room.
The keypad door locks require the WIFI if it is necessary to make changes to the codes, but they will correctly lock and unlock the door if the WIFI or power is not available. However, they operate on batteries. If the batteries are dead you will not be able to use the keypad. There are two locks so there is always a backup, but if one is not working let FLN know immediately so the issue can be solved. Like light bulbs, tenants are responsible to maintain the batteries in the keypads. The battery holder can be removed by pulling up on the top of the lock on the inside of the house.
If you have spilled, stained, broken or something is otherwise not right in the house, contact FLN if you are unsure how to correctly fix the issue yourself. It is possible that permanent damage could be done if something is not cleaned correctly, for example.
